The installed price, in plain numbers
Installed means the plank and the labor to put it down, quoted together per square foot. That is how most homeowners compare bids, and it is the only fair way to compare them, because a cheap plank with expensive labor can cost more than the reverse.
Every number on this page is an estimate. Nobody can give you a real price without measuring the rooms and looking at the floor you have now. We don't guarantee a price over the phone or online, and you should be wary of anyone who does.

Why the discount only touches labor
A flooring bid has two parts. One is the plank itself. The other is the installation: moving the planks in, prepping the floor, cutting and locking every row, and finishing the edges. Installers price these as separate lines.
Our 50% off applies to the installation labor, not the plank. That is why the after-discount range drops by less than half. A room done in a thicker, higher-priced plank keeps more of its material cost, so the discount takes a smaller bite out of the total. Seniors 60 and up and active or retired military get an additional 5%. Ask about it during your design consultation.
What moves your price up or down
Two houses with the same square footage can land at opposite ends of the range. These are the usual reasons.
- The wear layer. We carry 6, 12 and 20 mil. The thicker the clear top layer, the more the plank costs.
- What comes out first. Carpet and pad come up fast. Glued-down vinyl is slow because the adhesive has to be scraped. Ceramic tile is the slowest, and demolition, dust control and disposal can add a full day.
- How flat the slab is. Maker guides such as COREtec Pro call for no more than 3/16 inch of variation in 10 feet. Low spots beyond that get filled with leveling compound, which is extra material and time.
- The layout. A choppy floor plan with closets, hallways and doorways takes longer than one open room. Diagonal and herringbone patterns take more cuts and more labor than a straight lay.
- Stairs, transitions and trim. Stairs are priced per tread. Doorway transitions, baseboards and quarter round are separate line items.
- Overage. Installers order extra plank to cover cuts. Pros average 8 to 10% waste, according to TRU Installation.
Florida slabs and old tile
Many Central Florida homes sit on a concrete slab, and many of those slabs are covered in ceramic tile. Both affect price. The slab has to be checked for flatness and moisture before any plank goes down. Some slabs need a 6-mil poly film under a floating floor, and some need patching.
Slab work is also where a low bid can hide a problem. If an estimate doesn't mention flatness or moisture at all, ask how the installer plans to check them, because the plank maker's warranty depends on it.
Tile is where estimates swing the most. Pulling it up is loud, dusty work, and the thinset left behind often needs grinding or leveling. We price tile removal at the free measurement, after we see how it's bonded and how much of the house it covers.
One more thing to know if your house has old sheet vinyl. Mohawk's installation guide warns that older resilient floor coverings may contain asbestos fibers, and it points installers to the Resilient Floor Covering Institute's work practices. If that is a concern, it has to be handled before removal, and it changes the job.

Some costs can't be set without seeing the house. We measure every room, check the slab, and look at thresholds, stairs and trim. Then you get a written estimate that shows the plank, the labor and the discount as separate lines.

Ways to bring the total down
Pick the wear layer by room. A guest bedroom that sees little traffic doesn't need the same plank as a kitchen with two dogs. Doing several rooms at once also helps, because the per-foot cost usually drops as the job gets larger and the crew sets up once.

Because the parts that change the price the most can't be seen over the phone. Slab flatness, moisture, tile bonding, stairs and room layout all move the number. A price given without measuring is a guess. We give you a written estimate after the free measurement, with material and labor shown separately.
Does taking out tile cost extra?
Yes. Tile removal is its own line item. It is slower than pulling carpet because of demolition, dust control and disposal, and the slab underneath often needs grinding or patching. We price it at the free measurement once we know how much tile there is and how well it's bonded.
Is a 20-mil plank much more expensive than 12 mil?
It costs more per square foot because the wear layer is thicker. How much more depends on the product line, so we show both at the measurement with real numbers side by side. For homes with pets, kids or heavy traffic, the 20-mil wear layer over SPC lasts 20 years or more.
Can I finance a new floor?
