Orange County: from 1920s bungalows to twenty-year-old slabs
Orange County has one of the widest spreads of house ages we see. The historic ring around Lake Eola, including Thornton Park, Lake Eola Heights and College Park, is full of bungalows and Mission-style homes from the 1920s to the 1950s, and Winter Park was platted in 1881. Some of those houses sit on raised wood floors, and many hide old hardwood or sheet vinyl under carpet. Vinyl plank can go over a sound wood subfloor, and the installer checks it before anything is ordered.
The rest of the county grew fast. Lake Nona had about 1,500 residents in 2000 and more than 50,000 fifteen years later. Horizon West, south of Winter Garden, reached 58,101 by 2020, and Apopka and Ocoee both multiplied as the expressways reached them. Those homes sit on slabs and usually came with builder carpet and tile or thin laminate. A newer slab is the easiest base there is, though the installer still checks it for moisture and for low spots near doorways.
Here the water comes from the sky. Orlando averages about 51 inches of rain a year, and Ian dropped 12 to 16 inches or more across the county in 2022, damaging more than 1,200 homes by the property appraiser's count. Winter Park's big oaks are a risk of their own, since a limb through a roof ruins a floor as surely as a flood does. Lakefront rooms, from the Chain of Lakes to Lake Apopka, live with damp air. A rigid SPC core doesn't swell with any of it once the room is dry.

Our house is in one of Orlando's older neighborhoods. Will vinyl plank work?
Usually. Older houses near Lake Eola or in Winter Park may have a raised wood floor or a couple of generations of flooring under the carpet. The installer checks what's there, looks for soft boards and squeaks, and checks how the new height meets your doors. Have old sheet vinyl or floor tile tested for asbestos before it's broken up.
Ian's rain got into our house, and we're nowhere near the coast. What now?
Inland flooding and roof leaks ruin floors just like surge does. The room has to be fully dried out first, and we don't do water removal. The installer then tests the slab for moisture at the measurement. A rigid SPC plank is a practical replacement because it won't swell if water gets in again.
We just moved into a new home in Horizon West or Lake Nona. How soon can we replace the builder floors?
Whenever you like, and before the furniture arrives is easiest. Newer slabs are usually flat, but a very young slab can still give off moisture, so the installer tests it first. Builders often leave small dips at doorways, and those get filled so the planks don't click underfoot later.
We have kids, dogs and a pool. Which wear layer makes sense?
The 20-mil wear layer. It's the one built for claws, grit and heavy traffic, and over an SPC core it lasts 20-plus years. The plank is waterproof, so wet towels, pool feet and spilled water bowls wipe up instead of soaking into a pad. A mat at the pool door keeps the sand down.
Our house backs onto a lake. Does the humidity matter?
Not to the plank. A rigid SPC core doesn't soak up damp air the way wood and laminate do, so sunrooms and back bedrooms near the water hold up. The slab underneath still gets a moisture reading, and a room that isn't air-conditioned may fall outside the flooring maker's temperature range.
