What floor are you replacing?
From Lake Eola Bungalows to Lake Nona Builds
Orlando runs from 1920s bungalows around Lake Eola and College Park to houses in Lake Nona that went up in the last twenty years. Waterproof vinyl plank works over all of them, but each house starts from a different floor.
The oldest neighborhoods sit close to downtown. Thornton Park, Lake Eola Heights and College Park are part of the historic ring that spreads out from Lake Eola. College Park got most of its start in the Florida land boom of the 1920s, and its streets named after colleges are lined with Craftsman bungalows and Mission-style houses built between about 1920 and 1950.
Some houses from that era sit on a raised wood floor instead of a slab, and many have old hardwood, sheet vinyl or two layers of something under the carpet. Vinyl plank can go over a sound wood subfloor. The installer checks for soft boards, squeaks and how the new floor height meets the door thresholds before anything gets ordered.
The newer side of Orlando looks nothing like that. Baldwin Park was built on the old Naval Training Center after the base closed in 1999. Lake Nona, southeast of the airport, went from about 1,500 residents in 2000 to more than 50,000 by 2015. Newer homes like these are usually built on a concrete slab, and what comes out is often builder carpet or thin laminate that didn't hold up to kids, dogs or a leaking dishwasher. A slab that young still gets checked for moisture and flat spots before the planks go down.
Then there's the water. Orlando gets about 51 inches of rain a year, most of it from June through September. In 2022, Hurricane Ian dropped 12 to 16 inches or more across Orange County, and the property appraiser counted more than 1,200 homes with damage. A rigid SPC core doesn't swell when a room gets wet the way laminate and wood do. If your floor was already flooded, the area has to be fully dried out first. Then we put back a floor that can take the next storm.

Orlando Flooring Questions
We live in a 1920s house in College Park. Is the old wood subfloor a problem?
Not usually. Vinyl plank floats over a wood subfloor as long as it's solid and reasonably flat. Houses that age sometimes have dips, loose boards or a patch where a wall was taken out. The installer checks all of that at the free measurement and tells you what needs fixing first, so it isn't a surprise on install day.
Our Lake Nona house is only a few years old. Why would we replace the builder floor?
Most people don't replace it because it failed outright. They replace it because builder carpet stains fast with kids and pets, and thin laminate doesn't like water from a dog bowl or a wet mop. A 20-mil wear layer over SPC holds up to claws and lasts 20+ years. If your builder warranty is still active, read its terms before you change anything.
Our home took water during Hurricane Ian. Can a new floor go in now?
Yes, once the house is dried out. We don't do water removal; we rebuild floors after the area is dry. At the measurement the installer checks the slab or subfloor for moisture that's still hanging around, because sealing wet concrete under a new floor causes trouble later. Waterproof plank won't swell if water gets in again.
Does Orlando's summer humidity affect vinyl plank?
Not the way it affects wood or laminate. Orlando's rainy season runs from about May into October, and wood-based floors pull moisture out of the air and can cup or swell at the seams. An SPC core is mostly limestone and PVC, so it stays flat. Keep the air conditioning running within the flooring maker's range and July won't bother it.
