Sarasota County: terrazzo houses, condos on the keys and Milton's landfall
Sarasota County is where Hurricane Milton came ashore, on Siesta Key on October 9, 2024, the county's first hurricane landfall since 1944. Helene's surge had crossed the dunes into Venice's Golden Beach thirteen days earlier, and Milton's surge was heaviest in the south of the county. On Manasota Key, houses flooded by Helene were destroyed by Milton. In North Port the bigger threat is rain, and Ian pushed the Myakka River to record flood stage in 2022.
The housing is just as varied. The Sarasota School of Architecture left flat-roofed, open-plan homes with terrazzo floors. When terrazzo is cracked or already under carpet, vinyl plank can float over it once the installer confirms it's flat and bonded. Can vinyl plank go over the terrazzo in our mid-century house?
Often, yes. If the terrazzo is flat and solidly bonded, a floating plank goes right over it with no demolition, and the terrazzo stays intact underneath. The installer checks for raised cracks and loose patches first. If your terrazzo is in good shape, restoring it may be the better call.
Our condo board requires a sound rating. What should we bring?
The written flooring rules, including the IIC and STC numbers the board wants. The Florida Building Code minimum between units is 50 for both, and many Sarasota buildings ask for more. The installer matches the underlayment to those numbers. The board still decides, and we can't speak for it.
Our Venice or Englewood house flooded twice in two weeks in 2024. What should we do differently?
Many owners choose a rigid SPC plank this time. It won't stop surge, but it doesn't swell at the seams like laminate or hold water like carpet. None of it goes in until the house is dry. In Englewood, check which county handles your address, since it can be either one.
We flooded when the creek rose in North Port after Ian. Is waterproof plank worth it?
For inland homes near creeks and rivers, it often is. A rigid SPC plank can get through a wet week without turning soft, though it can't keep water out of the house. The slab has to dry fully first, and the installer tests it at the free measurement.
We leave Sarasota for the summer. How do we protect the floor?
Keep the air conditioning set within the flooring maker's temperature range and have a neighbor look in after storms. Humidity alone rarely hurts a vinyl floor. A slow leak under a sink, left for months, does far more damage to cabinets, walls and subfloor than to the plank.
