Venice was drawn up in the 1920s by planner John Nolen, and today its median age is close to 70. Floor decisions here tend to come down to storm surge, easy care and houses that sit empty part of the year.

In late September 2024, Helene's surge came over the dunes at Flamingo Drive and flooded Golden Beach. The police chief said no one he talked to could remember that happening before. Mud spread along the Esplanade and Tarpon Center Drive near the beach. Less than two weeks later, Milton came ashore on Siesta Key, and its surge was heaviest in the south part of the county, from Venice down toward Boca Grande. Some homes flooded twice in two weeks.

If carpet or laminate came out, waterproof vinyl plank is worth a look. It won't stop a surge, but it doesn't swell or come apart when wet, so it holds up better if water gets in again. The house has to be fully dried out first. The installer checks the slab for moisture at the free measurement.
Is vinyl plank safe for someone who uses a walker or cane?
It's a good fit for many people who do. A textured plank has more grip than glazed tile, and a single floor through the house removes most raised thresholds. Walker wheels and cane tips roll and set down evenly on it. Put non-slip mats by the tub and the kitchen sink, where water ends up most often.
We're only in Venice from November to April. Can we get the floor done during our season?

Will new floors raise the height at my sliding glass door?

If there's a height change, a transition strip is used to keep the edge low and smooth so it doesn't catch a foot.
Venice is the Shark Tooth Capital. How do we keep beach sand from wearing out the floor?
Sand on the bottom of a shoe works like sandpaper on any floor. A 20-mil wear layer handles that grit much better than thinner options and lasts 20+ years over SPC. Put a mat outside and inside each door, and sweep or vacuum often, especially after beach days.
Does the warranty carry over if we sell the house?
No. The Limited Lifetime Warranty is not transferable, so it won't pass to the next owner. That's worth knowing if you expect to sell in a few years. A new floor can still help the house show well, but the warranty stays with the original purchase and does not follow the house.
