Vinyl plank vs laminate in Florida humidity

The core is the whole difference

From across the room, laminate and vinyl plank look alike. Both have a printed wood image under a clear protective surface. Both click together and float over the slab. The difference is what sits under the picture.

Laminate is built on high-density fiberboard, or HDF. That is compressed wood fiber. Wood fiber takes on moisture, and when it does, it expands. Laminate makers even rate their boards by swell rate, the percentage the HDF core grows when it gets wet. The seams and cut edges are where water gets in.

An SPC vinyl plank core is limestone powder, PVC and stabilizers. There is no wood fiber in it to soak up water. That is why vinyl plank can be sold as waterproof and most laminate is sold as water-resistant.

What a laminate maker asks of your air

Read a laminate install guide and you'll find conditions that have to hold long after the installer leaves. One major laminate maker's essentials guide says the floor expands and contracts with temperature and humidity, and it sets these rules:

• Relative humidity between 35% and 65%, and temperature between 60°F and 85°F, for acclimation and during and after installation.
• At least 48 hours of acclimation, and 96 hours in very dry or very humid climates.
• A 3/8-inch expansion space around the whole room and around pipes and columns.
• T-moldings in doorways 4 feet wide or less, and in rooms 40 feet or longer.
• Acceptable job-site conditions, including humidity, maintained throughout the lifetime of the flooring.

Why that is harder in Florida than it sounds

Inside an air-conditioned home, 35% to 65% is reachable. Your AC pulls moisture out of the air as it cools. UF/IFAS guidance for Florida homes aims to keep indoor humidity below 55% to 60%.

The trouble is the stretches when the AC isn't doing that job. A house closed up for the summer with the thermostat set high, a week without power after a storm, an AC that dies in August, or a garage conversion on a separate unit. Laminate's rules don't pause for any of those. The same maker's instructions also carry a health notice that the product emits formaldehyde and that high indoor temperatures and humidity raise formaldehyde levels.

A vinyl plank floor still has a temperature range in its install guide, and some guides list a comfortable humidity range too. But its core has no wood fiber to swell, so a muggy week doesn't put the floor itself at risk the way it does with laminate.

Water-resistant and waterproof are different promises

Water-resistant laminate buys you time, not immunity. One water-resistant laminate's care instructions say not to let topical moisture sit longer than the time in its warranty, not to wet-mop so heavily that water puddles, and not to use steamers. Its wall-installation warranty spells out that it does not cover water damage from flooding, standing water, leaking pipes, appliance leaks or pet urine.

Waterproof vinyl has limits too, and you should know them. One major maker's waterproof vinyl warranty covers topical moisture only as long as the water doesn't flow over the edge of the floor, and it excludes floods and moisture or water pressure coming up from the subfloor. So waterproof means a tipped dog bowl or a spill wiped up from the floor's surface won't ruin the planks. It doesn't mean the floor can sit in a flood.

The flood question, straight

FEMA's Technical Bulletin 2 sorts materials by how they survive flooding. It lists plastic laminate flooring as unacceptable. It lists homogeneous vinyl sheets or tiles as acceptable only when set with chemical-set adhesives on a concrete floor. A floating click vinyl floor does not get that rating.

That doesn't mean click vinyl is useless in a flood-prone home. The planks themselves usually survive water that would ruin laminate. What's underneath still has to be pulled up and dried. If flood resistance is your top concern, ask about a glue-down install instead.

When laminate still makes sense

Laminate isn't a bad floor. In a home that stays conditioned year-round, away from bathrooms, laundry rooms and entry doors, it can hold up fine. Some laminates can go in bathrooms if every edge is sealed so water can't get under the floor.

The question in Florida is how much you trust your house to stay between 35% and 65% humidity every day for the next 20 years.
