Lake County lives up to its name. Eustis sits on Lake Eustis in the Harris Chain, Mount Dora overlooks Lake Dora, Leesburg lies between Lake Harris and Lake Griffin, and Clermont has its own chain of lakes. Damp air doesn't bother a rigid SPC core, but wet feet, dogs and sand come through the door every day. In late October 2025 a slow storm dropped more than 19 inches of rain on Eustis and more than 17 on Mount Dora, washing out roads and putting water and mud into homes near downtown.
The old towns came first. Leesburg was settled in 1857, Eustis incorporated in 1883, and Mount Dora's Lakeside Inn has taken guests since 1883. Homes near those downtowns can have wood subfloors or layers of old flooring, and the installer checks for soft spots, squeaks and door clearance. Clermont, up on the Lake Wales Ridge, grew by more than 250 percent between 2000 and 2020 as old groves turned into subdivisions with builder floors.
Retirees shaped much of the rest. The Plantation at Leesburg, Royal Highlands, Kings Ridge, Summit Greens and Lakes of Mount Dora are all 55+ communities built from the late 1980s on, and many still have their first tile. Lady Lake holds the oldest part of The Villages, where many homes are manufactured, along with Water Oak Country Club Estates. Our home took water in the October 2025 storm. What should we do?
Get it fully dried out, including the slab and lower walls, and fix whatever let the water in. Water removal is a separate trade, and we come in once it's done. At the free measurement the installer tests for leftover moisture. Then a waterproof SPC plank goes down, and it won't swell if heavy rain gets in again.
We're in a 1990s 55+ community and the tile is hard on our knees. What are the options?
Vinyl plank with an attached pad gives a little underfoot and is warmer than tile, and a textured finish grips better when wet. If the old tile is flat and firmly bonded, the plank can sometimes float over it. Hollow tiles have to come up first. The installer taps the tile at the measurement to find out.
Our home on the Historic Side of The Villages is manufactured. Can it take vinyl plank?
Yes, once the decking is solid. Years of small leaks at the tub, toilet, sink and water heater soften manufactured-home floors. The installer checks for those spots first, and any soft area is fixed before planks go down. Otherwise the new floor would flex there too.
We own an older house near downtown Mount Dora or Eustis. What's different about it?
Houses that age often have wood subfloors, sometimes under several layers of later flooring. A rigid plank shows any dip underneath, so the installer checks for soft spots and squeaks and looks at door heights. If there's original wood you'd like to keep, say so. The planks float, so nothing is glued to it.
Our gated community has contractor rules. Does that cause problems?
Not usually. Let the gate know about measurement day and install day, and bring any written rules on work hours or parking to the measurement. Most installs are completed in a single day once your materials arrive, which keeps the time contractors spend in the community short.
How much does vinyl plank cost in Lake County?
