What the data actually says
The best-known resale study is the Remodeling Impact Report from the National Association of Realtors and the National Association of the Remodeling Industry. Its 2022 edition found new wood flooring recovered 118 percent of its cost and refinishing hardwood recovered 147 percent, according to the wood flooring association's summary.
That's wood, not vinyl. The report doesn't measure luxury vinyl plank. And in the 2025 edition, the top cost-recovery list is led by a new steel front door at 100 percent. No flooring project made that list, though new wood flooring scored 9.1 out of 10 on homeowner satisfaction.
So be skeptical of any page that quotes the realtor study as proof that vinyl pays for itself. It doesn't say that.
Vendor ROI numbers, and why they disagree
Flooring retailers do publish estimates for vinyl. One puts luxury vinyl's return at 50 to 60 percent of cost. Another puts it at 85 to 95 percent. Neither cites a study for its vinyl figure.
A spread that wide tells you the honest answer: nobody has a reliable national number. What you get back depends on your market, your price range, what the floor replaced and how well it was installed.

Where vinyl plank does help a sale
The value is less about the plank and more about what it replaces. Worn carpet is the clearest case. InterNACHI's life-expectancy chart gives carpet 8 to 10 years, so in many resale houses it's due anyway. Stained carpet in listing photos gives buyers a reason to discount their offer.
Cracked or dated tile is the other. Buyers see a floor they'd have to tear out. A continuous floor through the main rooms makes the house read as updated.
In Florida, waterproof matters to buyers too. SPC doesn't swell like laminate, and pets, kids and a leaking fridge line are easy for a buyer to picture.
None of that shows up as a neat percentage. It shows up as fewer objections at showings and fewer repair requests after inspection. That's harder to measure than a cost-recovery figure, but it's what most sellers are actually buying.
When new flooring before a sale makes sense
It makes less sense when the existing floor is clean and in good shape. The 2025 realtor report found agents most often recommend painting the entire home before selling, at 50 percent, well ahead of other projects.
- The carpet is stained, matted or smells of pets.
- Floors change material from room to room, and it looks patched together.
- There's visible damage: cracked tile, swollen laminate, a water-stained area.
- You plan to stay a couple of years first. You get to use the floor before you sell.
- Your agent says the floors are the main objection from buyers.
Spend it where buyers look
If the budget is limited, do the rooms buyers see first: the main living area, the kitchen and the hallway that connects them. A 200 sq ft room is roughly $1,200 to $1,900 before discount at our estimate of $5 to $12 per square foot installed. The working range is about $6.00 to $9.50 before discount and $5.00 to $7.75 after, since the discount applies to labor only.
Pick a neutral, matte plank with good texture. A shiny, repetitive vinyl can hurt more than it helps. For a sale, a 12- or 20-mil wear layer both work. Choose 20 mil if you'll live on it for years first.
Speed helps a seller. Most installs are completed in a single day once your materials arrive, and next-day installation is available, so the floor doesn't hold up the listing. Our carpet to vinyl plank replacement service is often the fastest update in a pre-sale house.
One detail sellers ask about: the warranty
Floor warranties generally don't follow the house. The SPC warranties we read cover the original purchaser only, and one defines the floor's lifetime as ending at resale. Our Limited Lifetime Warranty is not transferable either. Tell buyers the product name and wear layer, and leave the spare box of planks in the garage.

Do buyers see vinyl plank as cheap?
Some buyers expect hardwood in higher price ranges. In most Florida homes, a good vinyl plank reads as a finished, low-maintenance floor. What looks cheap is high-gloss vinyl with an obvious pattern repeat, or a sloppy install with gaps and no trim. Choose a matte plank with realistic texture.
Is vinyl plank better for resale than carpet?
In living areas, most sellers find it is. InterNACHI puts carpet's life at 8 to 10 years, and worn carpet shows in photos. Some buyers still like carpet in bedrooms. There's no study putting a dollar figure on the difference, so we won't quote one.
Should I replace flooring before listing or give a credit?
If the floors are the main thing buyers object to, replacing them removes the objection and helps the listing photos. A credit leaves the work to the buyer, who may picture it costing more than it does. Ask your agent what buyers in your price range expect.
Does waterproof flooring matter to Florida buyers?
Water is a common worry in Florida homes, from leaks to storms. A floor that doesn't swell when wet is an easy selling point. Be accurate about it. SPC resists water on the surface, but FEMA only rates vinyl glued to concrete as flood-damage-resistant, not floating floors.
Will new flooring raise my appraisal?
Appraisers look at the overall condition and updating of the home against recent sales, not at one line item. New floors can move a house from dated to updated condition, which can matter. No study we trust gives a set dollar amount for vinyl plank.
How fast can floors be done before a listing?
