Cleaning vinyl plank without voiding the warranty: steam mops, cleaners and mats

Why cleaning is a warranty question

Vinyl plank warranties are conditional. Shaw's residential waterproof warranty says the floor must be maintained under the company's resilient care recommendations for as long as it's installed, and that damage from failing to follow the cleaning and maintenance guidelines isn't covered. Mohawk's SolidTech warranty goes a step further: the original owner agrees to provide proof of compliance with the recommended maintenance procedures when a claim is filed.

So the care guide isn't a suggestion sheet. It's part of the warranty. Keep the one that came with your floor, or download it by product name, and read it before you buy a new mop.

Two habits make a future claim easier. Use the maker's own cleaner or one labeled for vinyl, and keep the receipt. Neither is spelled out in every warranty, but both answer the proof question before anyone asks it.

Steam mops: the brand-by-brand answer

There isn't one industry answer, and the answer can change within a single brand. Here is what the documents themselves say.

The LifeProof pair is the clearest example. Both documents carry the same brand name and give opposite answers, because they cover different products. The brand on the box isn't enough. Match the care guide to the product line, and if you can, to the collection name printed on the carton.

What steam does that a damp mop doesn't

Steam puts heat and moisture into the floor at the same time. Rigid core planks are sensitive to heat: care guides warn about localized heat from sunlight, fireplaces and registers because it makes planks expand. A steam head parked on one spot is localized heat. Moisture pushed into the seams can end up under the floor, where it can't dry.

If your guide allows a steam mop, follow its limits exactly. If it's silent or says no, treat that as no. A damp microfiber mop does the same cleaning job without the risk.

The routine every guide agrees on

• Sweep, dust mop or vacuum often. Grit is what scratches the finish.
• Use a vacuum made for hard floors, or turn the beater bar off. Every care guide we read warns against beater bars, and Armstrong's warranty excludes damage they cause.
• Damp-mop, don't flood. LifeProof says to put the water or cleaner on the mop, not on the floor, and never leave liquid standing.
• Use a pH-neutral cleaner made for vinyl. COREtec says to rinse with plain water afterward to remove residue.
• Wipe spills as soon as you see them.
• On a brand-new Armstrong floor, wait five days before scrubbing or washing.

What to keep off vinyl plank

Each of these appears in at least one of the care guides or warranties we read. Some brands differ on bleach, so check yours.

• Steam cleaners, unless your product's guide approves one.
• Wax, paste wax and mop-and-shine products. They leave a dull film (Mohawk, Armstrong, COREtec, LifeProof).
• Soap-based detergents and abrasive cleaners (Mohawk, Armstrong, COREtec).
• Ammonia (Mohawk). Bleach products are not recommended by COREtec, while Mohawk allows a 10:1 water-to-bleach dilution for spot stains only.
• Acetone and nail polish remover (LifeProof, Mohawk).
• Steel wool and scouring powder (LifeProof).
• Chlorinated solvents (LifeProof).

Mats, rugs and furniture pads

Rubber and latex backings stain vinyl. Armstrong explains the cause: the antioxidant chemicals those backings often contain can permanently stain the floor. It suggests a non-staining vinyl-backed mat or a colorfast woven rug. COREtec and Mohawk give the same warning. LifeProof allows rubber-backed rugs only when the rug maker warrants them as non-staining.

Under furniture, Mohawk calls for non-staining felt pads at least one inch across. Heavier items need wider pads. Never slide or roll a refrigerator or washer across the floor. Spots and stains

Blot wet spills with a paper towel or white cloth, rinse with water and blot dry. For marks that water and cleaner won't lift, three of the guides name isopropyl (rubbing) alcohol on a clean white cloth. LifeProof suggests one part alcohol to two parts distilled water to start.
