Manatee County: island surge, river cottages and a growing mainland
Manatee County grew from 322,833 people in 2010 to 399,710 in 2020, and it runs from Gulf barrier islands to ranch land around Myakka City. The islands took the hardest hit in 2024. Helene passed nearly 100 miles offshore, yet single-family homes across Anna Maria Island took at least three to four feet of floodwater, and a state assessment team judged Bradenton Beach 90 to 95 percent destroyed. Two weeks later, the island was evacuated ahead of Milton.
The mainland flooded too. Helene's surge peaked a little over 6 feet above normal high water at Port Manatee, and homes on low Bradenton streets near the water took more than two feet inside. Anything that soaked up that water, carpet and laminate included, had to come out. Once a house is dried out, a rigid SPC plank is a sensible replacement, because it won't swell or peel apart if water gets in again.
Away from the water, the age of the house sets the job. Bradenton's Village of the Arts has cottages and bungalows from the 1920s and 1930s, some on raised wood floors that the installer checks for soft spots and squeaks. Most of the county sits on slabs, from block ranches in Bradenton to homes across the Manatee River in Palmetto, Ellenton and Parrish. More than a quarter of Bradenton residents are 65 or older, and many of them want a floor that's softer than tile.

Our island home is still being rebuilt after Helene. When should we plan the floors?
Plan them last. Walls, electrical and anything your city requires come first, and the slab has to be fully dry. You can book the free measurement early to get square footage and a cost range, so materials can be ordered when the house is ready. Ask your city about its substantial damage rules before choosing finishes.
We rent our island place to visitors. What floor holds up to the sand?
Go with the 20-mil wear layer on an SPC core. Sand acts like sandpaper, and suitcases and beach chairs add to it. That wear layer lasts 20-plus years with normal care. Put mats inside and outside each door and sweep often, and the waterproof surface takes care of wet swimsuits.
Our older Bradenton cottage has wood floors under the carpet. Do they have to come out?
No. If the wood subfloor is solid and flat, vinyl plank floats over it. At the measurement the installer walks it for soft boards and squeaks and checks how the new height meets each door. If the old boards are in good shape, refinishing them may be worth considering in some rooms instead of covering them.
Do you install in condos on the islands or along the bay?
Yes, but the association decides what goes down. Florida's building code sets IIC and STC 50 as the minimum between units, and plenty of island and bayfront buildings set a higher number. Hand the installer your written flooring rules at the measurement, and the underlayment is chosen to meet them. We can't promise board approval.
We live out near Myakka City. Is that too far?
No. Myakka City is in our service area. Rural homes take more sand, mud and pet traffic, so the 20-mil wear layer is worth it for the busiest rooms. Before anything is ordered, the free measurement covers a moisture and flatness check of the slab or subfloor.
How much does vinyl plank cost in Manatee County?
