Charlotte County: canal neighborhoods and two Category 4 landfalls
Charlotte County has been through two Category 4 landfalls in 18 years. When Charley came ashore on August 13, 2004, it left damage on roughly four of every five buildings in the county. Ian hit Punta Gorda on September 28, 2022, with the same 145 mph winds and as much as 7 feet of surge in the area. Much of the damage came from wind, and once a roof opens up, rain ruins carpet and laminate without any surge at all.
A lot of the county was laid out for life on the water. Port Charlotte began in the 1950s as a retirement land-sales project and now has more than 60,000 people, and Punta Gorda has about 55 miles of canals. Waterfront homes breathe damp air most of the year, which a rigid SPC core simply ignores. Older homes built for retirees may have tile that cracked along with the slab, or a step down into a Florida room, and the installer checks both at the measurement.
The county skews older too. Punta Gorda's median age is almost 68, and about 31 percent of Port Charlotte residents are 65 or older. Our roof leaked during Ian and ruined the carpet. Can vinyl plank go in now?
Yes, after the roof is repaired and the room has dried out. Rain from above soaks the carpet pad and the slab under it. The installer tests the slab for moisture at the free measurement. When it's dry, a waterproof SPC plank goes down that won't swell if a leak happens again.
Our Deep Creek or Burnt Store Marina home has association rules. What should we bring?
Any written rules about contractor hours, parking and hard floors. If your home shares a floor or wall with a neighbor, sound rules apply, starting at the code minimum of IIC and STC 50, and many associations ask for more. The underlayment is picked to meet them, though the board has the last word.
There are hairline cracks in the slab under our old tile. Is that a problem?
Usually not for vinyl plank. Tile is bonded to the slab, so it cracks when the concrete does. A floating plank isn't glued down and can bridge small cracks that have stopped moving. A crack with one side higher than the other gets ground or patched first. You'll hear which kind you have at the measurement.
Can the new floor continue into our enclosed Florida room?
Often. If the room is under air and on the same level, the plank can run straight through. If it's a step down, the step gets a matching stair nosing. If it isn't air-conditioned, it may fall outside the flooring maker's temperature range. The installer checks the room at the measurement.
How much does vinyl plank cost in Charlotte County?
