Punta Gorda was settled in 1882 on the south bank of the Peace River where it meets Charlotte Harbor. The name is Spanish for fat point. Charley tore through on August 13, 2004, and the rebuild brought hurricane-resistant building codes and a new waterfront. Later developers dug about 55 miles of canals for waterfront neighborhoods, which is why so much of the area lives on the water. On September 28, 2022, Ian made landfall here with the same 145 mph winds, and as much as 7 feet of surge came ashore in the area. At least 200 homes were destroyed in Charlotte County.
Deep Creek sits across the river, about five and a half miles east of Port Charlotte. It's a deed-restricted community of more than 7,200 homesites laid out around lakes, greenbelts and a golf course, split into two sections, each with its own property owners association and rules. Sandhill Boulevard divides the two sections. New homes are still going up there. If your association has rules about contractor hours or parking, bring them to the measurement.
Burnt Store Marina, off Burnt Store Road, is a gated community of more than 1,900 homes around a large marina and a 27-hole golf course. It has 525 in-water slips and 450 dry storage spaces. If your home there shares a floor or wall with a neighbor, sound rules between units apply. The Florida Building Code minimum is IIC and STC 50, and many associations ask for more. Bring the written rules so the underlayment can be matched, and remember that approval is up to the board.
