River Homes and Sugarmill Woods: Floors in Homosassa

Homosassa is river and fishing country, and it has flooded twice in recent years. Idalia pushed storm surge up the river in 2023, and Helene brought even higher water in 2024.

The Homosassa River runs west from the springs to the Gulf, and the name is usually translated as river of fishes. From 1851 to 1864, David Levy Yulee ran a steam-driven sugar mill here on a plantation worked by about 1,000 enslaved people. The ruins are preserved as a state park. Anglers know Homosassa for tarpon, and manatees gather at the warm springs in winter.

It's an older community. In the 2020 census, the median age in Homosassa was 63.5, and 46 percent of residents were 65 or older. That means a lot of homeowners here care about footing as much as water: a textured plank grips better than glazed tile when it's wet.

The water has come in twice in recent years. During Idalia in August 2023, storm surge as high as 9 feet flowed into Homosassa, and airboats pulled people out of their homes. A year later, Helene pushed water 5 to 8 feet above normal high tide along the Citrus County coast and broke Idalia's record at the mouth of the Crystal River. After a flood, carpet and laminate have to come out. The house has to dry completely, slab and walls included, before we put back a floor that won't swell the next time.

Not every home sits on a slab. River homes built up on pilings have wood-framed floors, and the installer checks the subfloor for soft spots and old water damage before any plank goes down. Inland, Sugarmill Woods was platted in the 1970s around golf courses and wooded greenbelts, and its first course opened in 1979. Those homes mostly deal with age, not surge: tile and carpet that are simply worn out. Homes near the river also see more humidity than homes a few miles inland. SPC plank doesn't swell with humid air the way laminate does, which is one reason it's a common choice for waterfront homes along this coast.
