It started small. In the early 1970s it opened as Orange Blossom Gardens, a mobile home park in Lake County, and it was renamed The Villages in 1992. By the 2020 census it had 79,077 residents, a median age of 73.2, and nearly 85 percent of residents were 65 or older. At least 80 percent of homes must have a resident 55 or older. There are about 750 miles of private roads, and golf carts cross the busy roads on their own bridges and overpasses.
The homes come in several styles: patio villas, cottage homes, courtyard villas, garden villas, the Verandas and designer homes, among others. Whatever the size, the most common request is the same. People want to replace hard, cold floors with something that has a little give. Vinyl plank has an attached pad, and a textured surface grips better than glazed tile when it's wet. If your home sits on a slab, the installer checks it for moisture and low spots before the plank goes down.
Plenty of owners split the year with a home up north. Hurricane season runs June 1 to November 30, which is the stretch most seasonal residents are away. If you close the house up, keep the air conditioning running within the flooring maker's temperature range, and have someone check on the house after storms. SPC plank won't swell in humid air, but a leak left alone for months will damage what's under any floor. A smart thermostat and a water-leak sensor let you check on the house from up north.

The Villages Flooring Questions
Is vinyl plank slippery for older adults?
A textured plank grips better than glazed tile, especially with a little water on it. Ask to see textured samples at your free measurement. Put a mat by the shower and the kitchen sink, and skip loose throw rugs. A single floor through the house also means fewer thresholds to catch a foot or a walker.
We're only here part of the year. Can the install happen while we're away?
Talk to us when you book. The free measurement needs someone at the house to go over rooms, colors and prep. The installer will explain what's needed on install day. Many part-year owners schedule the measurement early in their stay so the new floor goes in before they head north.
Can vinyl plank go out on our lanai or birdcage?
Not on a screened lanai that's open to the weather. Flooring makers set a temperature range, and an outdoor space falls outside it. An enclosed lanai that's heated and cooled with the rest of the house is a different story. The installer checks how the room is heated and cooled at the measurement.
Will new floors raise the height at the shower or doorways?
A little. Vinyl plank is fairly thin, but it still adds some height, especially if it goes over existing tile. The installer checks door clearances and how the new floor meets the shower edge and other rooms. Transitions are kept as low and smooth as possible.
Can we do a few rooms now and the rest next season?
Yes, with a plan. Colors can vary slightly from batch to batch, and flooring lines get discontinued. Buy a few extra boxes with the first order and store them inside the air-conditioned house. That gives you the best chance of a match next season.
