Most of Seminole County's houses went up in one long burst. Altamonte Springs grew more than 400 percent in the 1970s, Oviedo jumped more than 260 percent in the 1980s after UCF opened nearby, and Lake Mary went from under 3,000 people in 1980 to nearly 17,000 by 2020. Our 1970s house has old vinyl tile under the carpet. Can it just be torn out?
Have it tested first. Homes built before 1975 may have asbestos in them, according to the EPA, and old vinyl floor tile is one of the usual suspects. If the tile is flat and well bonded, a floating plank can sometimes go over it and leave it undisturbed. The installer looks at it during the measurement and lays out both routes.
Our street flooded when the rivers rose after Ian. When can new floors go in?
After the house is completely dried out. Slow river floods soak slabs deeply, and water kept draining toward the St. Johns for weeks after the storm. The installer tests the slab for moisture at the free measurement, and the new floor waits until the reading is where the flooring maker wants it.
We own a condo near Cranes Roost. What sound rating do we need?
Your association's written rules decide that. The Florida Building Code minimum between units is IIC and STC 50, and many boards require more. Hand those rules to the installer at the measurement, and the underlayment is picked to meet them. The board has the final say, and we can't answer for it.
Can the plank go in a manufactured home in a 55+ community like Hacienda Village?
Yes, if the decking is sound. A manufactured-home floor is a wood deck on a steel frame, and wherever water sat, it can go soft. Swollen sections are replaced first. The installer checks the whole floor at the measurement and pays close attention near the bath, the kitchen and the water heater.
Part of our house sits lower than the rest. Can one floor run through?
Sometimes. A small height difference can be leveled or handled with a transition strip. A full step needs a stair nosing that matches the plank. This comes up a lot in older houses with a closed-in carport. At the free measurement the installer measures the drop and shows you the trim choices.
