The town started out as Abbott in 1888. In 1909 Captain Howard B. Jeffries, a Union veteran from Pennsylvania, bought land to build a community for Civil War veterans. A manufactured home floor is not a concrete slab. It's usually wood panels laid over floor joists, and particleboard that has gotten wet near a water heater, washer or tub tends to swell and go soft. Vinyl plank can go over a manufactured-home floor, but only over a solid one. The installer walks the whole floor at the measurement, looks for soft spots and tells you what has to be fixed before any planks go down. Bathrooms and laundry areas are where manufactured-home floors usually give out first, because that's where the water is. If you're replacing the floor there anyway, it's the right time to fix what's underneath.
If you head north for the summer, the house sits closed up through the hottest, wettest months. A rigid SPC core doesn't swell with humid air the way laminate does, but you should still keep the air conditioning running within the flooring maker's temperature range while you're gone. If your house sits on a slab, the installer checks the concrete for moisture and low spots, then the planks float on top.

Can vinyl plank go in a manufactured home in one of the Zephyrhills 55+ parks?
Yes, as long as the floor underneath is solid. Most manufactured homes have wood panel floors over joists, and the plank needs a flat, firm base. The installer checks for soft or sagging spots during the free measurement and tells you what needs repair first. Also check your park's rules on contractors and work hours before install day.
The floor feels spongy by our washer. Can you just cover it with new plank?
No. A soft spot usually means the panel underneath got wet at some point and broke down. Covering it hides the problem, and the new floor will flex and fail there. The damaged section has to be cut out and replaced with solid material first. The installer will point out any spots like this at the measurement.
We're only here from about November to April. When should we book?

Is vinyl plank too heavy for an older mobile home floor?
It's much lighter than ceramic tile set in mortar, which is what some owners put in and later regret. SPC plank floats on the floor without mortar or glue across the whole room. The bigger question is whether the floor is flat and firm, and the installer checks that during the measurement.
Our home sits empty from May to October. Will the floor be OK?
SPC plank handles humidity far better than laminate or carpet, but it still needs the house kept within the flooring maker's temperature range. Leave the air conditioning set, not off, and have someone check the house after big storms. A small leak left for months can damage the subfloor under any floor.
