Citrus County: Nature Coast rivers, lake towns and early retirement homes
Citrus County is part of Florida's Nature Coast, and it's one of the older counties we serve. The 2020 census put its median age at 57.9, with 37.3 percent of residents 65 or older. That changes what a floor has to do. It needs to grip when wet, stay kind to tired knees and run through the house without raised edges for walkers and wheelchairs. The coast has been hit twice in a row. Idalia pushed as much as 9 feet of surge into Homosassa in 2023. A year later, Helene brought about ten feet of surge to the area, more than 100 people and 50 pets were rescued, and the water broke Idalia's record at the mouth of the Crystal River. River homes on pilings have wood-framed floors, and the installer checks them for soft spots. Everything has to be dried out before a new floor goes down.
Inland, the job is mostly about age. Beverly Hills began in the early 1960s as a retirement community of small homes with terrazzo floors, and vinyl plank can float right over that terrazzo. Sugarmill Woods, laid out around golf courses in the 1970s, is a generation younger. Inverness, the county seat, sits on the Tsala Apopka lake chain, where damp air and wet dogs are normal. Pine Ridge, next to Beverly Hills, is horse country, and its floors take boots and sand every day.

We flooded in Idalia and again in Helene. Should we wait before redoing the floors?
Wait until the house is completely dry, slab and walls included, and the repairs are done. Saltwater floods leave mud and residue that has to be cleaned off first. A moisture test at the measurement tells you when it's ready. Then a waterproof SPC plank goes down, one that can be dried out rather than thrown out next time.
Should we cover our old terrazzo or have it restored?
If the terrazzo is in good shape and you like it, restoring it is an option. If it's cracked, patched or already under carpet, vinyl plank can float over it without the noise and dust of tearing it out. The installer checks for raised cracks, loose patches and low spots first.
Our river home sits up on pilings. Can vinyl plank go on that floor?
Yes, if the wood subfloor is sound. Homes on pilings see more humidity and sometimes old water damage underneath. The installer checks for soft spots and loose boards at the measurement. The space under the house needs to stay dry and ventilated, since the plank is waterproof but the wood below it isn't.
Someone in our house uses a wheelchair. Does vinyl plank work?
Yes. Wheels roll easily over a rigid SPC core, and a 20-mil wear layer takes the daily traffic of tires and footrests. Running one floor through the main rooms cuts down on thresholds. Tell the installer about the wheelchair at the measurement so the layout keeps height changes as low as possible.
We keep horses near Pine Ridge. What works by the back door?
The 20-mil wear layer over SPC. Horse properties bring in dirt and sand all day, and that grit is what wears a floor down. The plank is waterproof, so muddy boots and a spilled water bucket wipe up. Put a heavy mat at every outside door to catch most of it.
