What floor are you replacing?

Tampa runs from 1880s streets just north of downtown to bayfront islands that took storm surge in 2024. The floor under a Tampa house might be century-old wood framing or a concrete slab a few feet above the bay, and waterproof vinyl plank can go over both.
Tampa Heights was the city's first suburb, laid out in the 1880s on the high ground north of downtown. Hyde Park grew up across the river after Henry B. Plant built the first bridge over the Hillsborough, and its first house went up in 1882. Both neighborhoods still have many early bungalows. Old Florida bungalows were usually built on pier and beam foundations, with wood joists holding the floor up off the sand.
That matters when you replace the floor. Vinyl plank goes over a wood subfloor just fine, but it can only be as flat as the framing under it. Tampa's sandy soil and high water table can let old piers settle, and decades of humidity and termites wear on the wood. Sagging spots, bounce and squeaks have to be dealt with before new planks go down. The installer looks for them at the free measurement and tells you what they find.
The bay side of town has a different problem. In late September 2024, Hurricane Helene pushed an estimated five to eight feet of surge across Davis Islands, the neighborhood D.P. Davis built from dredged bay bottom in the 1920s. Bayshore Boulevard was shut from Platt Street to Euclid Avenue while water spread into nearby streets. Two weeks later Hurricane Milton dropped nearly 12 inches of rain on the city and made 2024 Tampa's wettest year on record. The city says 1,525 permits were filed for Helene repairs.
If your house took water, the area has to be dried out and the walls handled first. We don't do water removal. After that, a rigid SPC plank is a sensible floor to put back, because the plank itself won't swell or come apart the way laminate and carpet pad do when they get wet.

Tampa Flooring Questions
Can you put vinyl plank over the wood floors in an older Tampa bungalow?
Usually, yes. A raised wood subfloor can take vinyl plank if it's solid and flat. The installer checks for soft spots, squeaks, sagging joists and door height during the free measurement and tells you what, if anything, needs fixing first. Framing repairs are separate work and should be done before the new floor goes in.

Once the house is fully dried out and the wall and subfloor repairs are done. We rebuild floors, we don't do water removal. Tampa requires permits for a lot of storm repair work, so check what your job needs. When the room is dry and closed in, book the free measurement and the installer will check the slab or subfloor.
Will vinyl plank sound hollow on a raised floor?
Floating floors can sound a little different from tile or hardwood. A plank with an attached pad and a tight, well-fastened subfloor helps a lot. Most hollow or clicking sounds come from loose subfloor boards or low spots underneath, which is why the installer checks the framing before quoting. Ask to hear samples at the measurement.
We have original wood floors in our Hyde Park house. Should we cover them?
Not always. If the old boards are in decent shape, refinishing may be the better call for the main rooms. Vinyl plank earns its keep in kitchens, baths and laundry rooms, where water is the enemy, or where the old wood is too damaged to save. The installer can look at both options during the measurement.
The slab in our Tampa ranch house dips near the back door. Will the new floor hide that?
No. A floating vinyl floor follows the slab, so a dip shows up as a soft or flexing spot and can strain the plank joints. Low spots get filled and high spots ground down before installation. The installer measures how flat the slab is during the visit and includes any leveling in the estimate.
Does the humidity in a crawl space affect vinyl plank?
The plank itself is waterproof, but the wood subfloor under it isn't. If the crawl space stays damp, the subfloor can soften over time no matter what's on top. The installer checks the subfloor condition at the measurement. Fixing crawl space ventilation or moisture is separate work, and it's worth doing before you put in a new floor.
