Riverview was founded in 1885 on the north shore of the Alafia River. Settlers had been on the south bank since the 1830s, at a spot called Peru. Our Riverview home is only a few years old. Can we pull the builder carpet and go straight to vinyl plank?
Usually, yes. Newer slabs tend to be flat, so the carpet and tack strip come up and the plank goes down with little prep. The installer still checks the slab for moisture and low spots at the free measurement. Most installs are completed in a single day once your materials arrive.
Is a brand-new slab too wet for vinyl plank?
It can be. Concrete keeps giving off moisture for a while after it's poured. The planks are waterproof, but the underlayment and the maker's warranty have moisture limits. The installer tests the slab at the measurement and tells you if it needs more time or a vapor barrier.
Do we need HOA or CDD approval to change our floors?
Inside a single-family home, flooring usually isn't something an HOA reviews, but read your documents to be sure. Townhomes and villas with shared walls or floors may have sound rules. The CDD handles community infrastructure, not your interior. If your association has flooring rules, bring them to the measurement.
Our home near the Alafia took water after Milton. What happens now?
First the house has to be dried out, including the slab and the lower walls. We rebuild floors after that, we don't do water removal. Once the room is dry, book the free measurement. The installer will test the slab for moisture before recommending a floor to put back.
Will new floors affect our builder's warranty?
We can't speak for your builder's warranty. Some cover the slab and structure separately from finishes, and some have conditions about changes. Read yours or call the builder before you start. The vinyl plank carries its own Limited Lifetime Warranty, which is not transferable if you sell.
We have young kids and a dog. Which wear layer makes sense?
The 20-mil wear layer. It's made for busy houses with kids, pets and a lot of traffic, and over an SPC core it lasts 20 years or more. The planks are waterproof too, so spilled juice and water bowls wipe up without soaking into anything.
