Lakes, Oaks and the County Line
Lutz started as a railroad junction and a citrus colony north of Tampa, and it still has its lakes, its oaks and its small-town Fourth of July. Homes run from lakefront houses to suburban lots on both sides of the county line.
Before there was a Lutz, there was Stemper, a settlement of German Catholics on the northwest shore of Lake Hanna in the 1890s. The Tampa Northern Railroad reached the area in 1907, and W.P. Lutz engineered a line called the Peavine that joined it in 1909 at a spot known as Lutz Junction. In 1911 the North Tampa Land Company started selling citrus farms and house lots there. Postal officials wouldn't accept the name North Tampa, so in 1912 the post office opened as Lutz.
Citrus held on around Lutz into the 1980s. Then families, many tied to the University of South Florida, started moving up from Tampa, and by 1990 Lutz had 10,552 people. We live on one of the Lutz lakes. Will wet feet from the dock hurt the floor?
No. Vinyl plank with an SPC core is waterproof, so water tracked in from the dock or pool can be wiped up without swelling the boards. Don't let big puddles sit at the edges for days, and put a mat at the back door. That mat also catches sand, which is harder on the floor than water.

The 20-mil wear layer. Grit is the main thing that dulls and scratches a floor, and the thicker wear layer handles it for years. Over an SPC core it lasts 20 years or more. Mats at every outside door and a quick sweep a few times a week keep most of it off the floor.
Can vinyl plank go in a Florida room or enclosed porch?
It depends on the room. Vinyl plank is meant for climate-controlled space, and a porch that gets hot in the afternoon sun can go beyond what the maker allows. If the room is air conditioned, it's usually fine. The installer looks at the room at the measurement and checks it against the product's limits.
Our addition sits a little higher than the rest of the house. Can the floor run through?
A small difference can often be handled with leveling or a transition strip. A bigger step needs a real stair nosing or a reducer at the doorway. The installer measures the height change at the free measurement and walks you through the options. Don't expect a floating floor to hide an uneven joint between two slabs.
